Forms
All Nevada properties will be facilitated using GLVAR Forms if a
licensed agent is involved with the transaction. Otherwise, any
forms which meet the laws of the state and are acceptable by all
parties.

Properties in states outside of Nevada will be facilitated with the
use of state  conforming forms supplied by sellers broker, or forms
which all parties find acceptable.

All documents will be transmitted to and by all participants in
the escrow process as stipulated by REABO.

BIDDERS:
IF ATTENDING THE AUCTION IN PERSON , ALL BIDDERS MUST BE OF
LEGAL AGE TO ENTER INTO  CONTRACTUAL AGREEMENTS, AND WILL
REQUIRE A  LEGAL GOVERNMENT ISSUED PHOTO ID. A DEPOSIT IN THE
FORM OF A CERTIFIED CASHIERS CHECK IN THE AMOUNT REQUIRED FOR
THAT INDIVIDUAL AUCTION ,
MADE PAYABLE TO THE BIDDER, FOR EACH
PROPERTY PURCHASED.  IF A CORPORATION A COPY OF RESOLUTIONS
AUTHORIZING BIDDER-PAYMENT-CLOSING INFORMATION MUST BE
PRESENTED. THE AUCTIONEER WILL NOT RECOGNIZE ANY BID OFFERED
WITHOUT A
BIDDER NUMBER.

ON-LINE INTERNET BIDDING IS NOT OFFERED ON ALL AUCTION EVENTS. IF
SO OFFERED, ONLINE BIDDERS MUST BE PRE-APPROVED BY REABO.
INTERESTED ONLINE BIDDERS MUST CONTACT REABO NO LESS THAN 5
DAYS PRIOR TO THE AUCTION. THE SAME BIDDERS DEPOSIT AS IN
PERSON BIDDERS WILL APPLY.


PRIVATE PROPERTY OWNERS
SELLERS WILL SIGN AN EXCLUSIVE RIGHT TO SELL AT PUBLIC AUCTION
CONTRACT WITH
 RealEstateAuctionByOwner.Com, Inc.     
SELLERS WILL PROVIDE ALL NECESSARY DOCUMENTS, LIEN RELEASES,
AUTHORIZATIONS TO PAY OFF LIENS AT CLOSING, ALL DISCLOSURES AND
STATEMENTS REQUIRES BY THE STATE IN WHICH THE PROPERTY EXISTS,
AND ANY AND ALL REQUIREMENTS TO PROVIDE A SMOOTH CLOSING.  
REABO RESERVES THE RIGHT TO DECLINE ANY PROPERTY REGISTRATION
WHICH REABO FEELS DOES NOT MEET ANY REQUIREMENTS OR
LIKELIHOOD OF A SUCCESSFUL SALE.


BROKERS
BROKERS REGISTERING A LISTED PROPERTY WILL BE REQUIRED
TO SIGN AN AGREEMENT TO SELL REAL ESTATE AT AUCTION  WITH
RealEstateAuctionByOwner.Com, Inc. BROKER COMPENSATION STATED
IN THE LISTING ASSIGNMENT AGREEMENT WITH THE PROPERTY OWNER
REMAIN INTACT. REABO WILL NOT RECEIVE ANY COMPENSATION FROM
THE AGENT/BROKERS LISTING. BROKER WILL PROTECT REABO BUYER
PREMIUM FEE (if applicable) BY INTRODUCING THE BUYERS
INSTRUCTIONS
TO THE ESCROWCOMPANY INTO THE CLOSING ESCROW OF THE
PROPERTY.
